The
Tower would be situated on Washington Street across from River
Center and Astor Place. The Tower would be connected to the Atrium
indoor park. It should be designed to take full
advantage of the high, spectacular views of the water and the city.
The lower floors of the Tower would be retail space with access
to the outdoor podium terrace and the Atrium. The
mid-upper floors would be great office space, with a few floors
possibly sold as residential condos. On the top of the Tower, a
revolving restaurant would provide a unique dining experience
for the region by offering awesome views of the mighty Fox River
and the Bay of Green Bay.

My Tower design is inspired by a local
natural feature, the Niagara Escarpment. The base and podium of the Tower
reflects the stratified rock layers of the brown shale
capped by light-colored dolomite. The Washington Street glass facade design is
an impression of nearby Wecquiock Falls--water plummeting down
through layers of stratified rock. The cedar trees that
grow on the escarpment are represented in this building's
architecture through both color and the vertical lines of the
facade. The building dematerializes as you move
upward, as if moving up the escarpment from rock to wood to tree canopy and then air. There is
a "tree house" at the very top (the revolving
restaurant).
The Tower would increase the density of the
overall development with 19 or 20 stories, each floor having about
5200 square feet of leased or condo space. (I'll post some 3D floor plans
in the future)
Other
considerations about the Tower concept:
The tower
lobby would be very open, configured to let pedestrians
enter & "pass through" it very easily so as to
not interrupt the walkways
I've tried
situating the tower on different parts of the site. I've
even tried the entire concept without a tower at all.
However this configuration seems the best for several
reasons, among them being that the "framed" view of the water
in the gap between Astor Place and River Center.
The Tower and the Atrium
would have a symbiotic relationship; each depends on the other
for success.
Conceptual
models don't usually go into this much architectural detail, but I decided to have some fun with the
design of
these proposed buildings as I imagined a new and exciting
downtown Green Bay..
As fanciful as these renderings might be, Ido believe that whatever developer actually builds this
site, it will be very important for them to "think outside
of the box" and build something special on this site not
only because it is the "core" of the downtown, but
also because the downtown needs something distinctive in order
to attract people from the suburbs and ultimately be successful.
