Redevelopment Concepts for the Mall Site in Downtown Green Bay:

--Street 'grid' restoration--

One of the problems with the existing mall site is that its large 8-acre footprint breaks up the street pattern, forming barriers to natural traffic flows. The convention center area is cut off from much of the rest of the downtown by the mall.  Many people have come to the conclusion that the street grid should be restored wherever possible. 

This development embraces that idea, and knocks down the barriers by restoring Adams Street at least up to the Main Street Parking Ramp, perhaps even tunneling through the Main Street Parking Ramp (if engineering allows it) to reconnect to Main Street.

This development proposal also connects Adams Street to Washington Street via a new street behind BayLake Bank that I'll call "Navarino Way".

Navarino Way is an important new street because it reconnects Washington and Adams streets and enables better access and street parking for BayLake Bank, the Atrium and the businesses adjacent to the Atrium.

You will notice in this map that while most of the existing mall is gone, the JC Penney building is still there in this rendering (potential KI convention center expansion?) 

My Tower/Atrium ideas use up much of the former mall site, but there are at least 2 more developable vacant parcels left (both on Adams Street next to the Main Street parking Ramp).  These would be valuable parcels that could be sold off for other developments.
