One
of the most frequent complaints you hear about the existing
downtown is that there is not enough green space.
The overriding theme of this
development is to turn the Washington Commons mall site into an organic, earthy green space while at the same time
developing an urban core that is financially viable. This
'Green Objective' can be achieved through the creation of two
new outdoor parks and one large indoor park (inside the Atrium).
Additionally, I believe it is very
important to carry this Green Objective into the buildings by
incorporating organic elements into the architecture of
the new buildings. The architectural design of the Tower
and the other structures strongly reflect natural features of
northeast Wisconsin (see Design
concepts)
Additionally, this development
creates a new parkway that extends from the waterfront
boardwalk, between River Center and Astor Place, through the
tower lobby and the Atrium, across Adams Street and into the new
outdoor park, where one path leads to the K.I. Convention Center
and the other walkway leads into and through the Pine
Street parking ramp (see site
map)

The Atrium is a key, central
structure to this entire redevelopment. I put together several
things to come up with this concept: One observation is
that the only surviving feature of the Washington Commons is the
food court area which does have a few glass skylights and a
couple of trees. It is the only remaining attraction of this old
mall. This new Atrium idea would take this attraction and greatly
enhance it.
Conceptual
models don't usually go into this much architectural
detail, but I decided to have some fun with the design of
these proposed buildings as I imagined a new and exciting
downtown Green Bay.
As fanciful as these renderings might be, Ido believe that whatever developer actually builds this
site, it will be very important for them to "think outside
of the box" and build something special on this site not
only because it is the "core" of the downtown, but
also because the downtown needs something distinctive in order
to attract people from the suburbs and ultimately be successful.
